Buyers

  • 01: Consult

    Find a REALTOR® you trust, analyze your needs and motivations in a 1:1 consultation, discover what is important to you and why.

  • 02: Borrow

    Find a lender and determine the best loan for you. Apply and receive a pre-approval letter to be presented with your offer.

  • 03: Explore

    Spend time looking at properties online and in-person with your agent. Visit properties to find the right one for you.

  • 04: Purchase

    Write an offer, negotiate, counter-offer and inspect. Finalize paperwork and pay any fees such as Earnest Money and/or Due Diligence Fees.

  • 05: Due Diligence

    Complete all inspections and investigations, surveys, appraisals, water/soil tests, flood zone inspections, etc. Negotiate repairs and obtain "Cleared to Close" final loan approval.

  • 06: Secure

    Secure Homeowners Insurance coverage as required by lender and desired by you. Your insurance provider will help you navigate this decision.

  • 07: Schedule

    Confirm closing date with the attorney and title company. Obtain title exam and title insurance in preparation of the closing.

  • 08: Fund

    Fund cash to closing requirements, including total closing costs minus any fees that are rolled into the purchase.

  • 09: Close

    Settlement Day is here! Sign all legal documents, and receive any current home warranties that exist for the property.

  • 10: Move in!

    Closing is complete. As the deed is recorded, you will receive your keys. It is time to move into your new home. Congratulations!

Sellers

  • 01: Consult

    Find a REALTOR® you trust, and analyze your needs and motivations in a 1:1 consultation at the selling property. Learn what is important to you and why.

  • 02: Introduce

    Analyze comparable properties and determine best listing price to introduce your property to the purchasing market. Identify the communication schedule and style you desire.

  • 03: Prepare

    Schedule home inspection and any necessary repairs prior to market date. Take measurements, clean and stage your home. Set active market date after taking photos.

  • 04: Invite

    Schedule Open Houses for prospective buyers to visit and tour the property.

  • 05: Accept

    Receive an offer, negotiate, counter-offer and accept. Finalize paperwork and collect any fees such as Earnest Money and/or Due Diligence fees.

  • 06: Due Diligence

    Prepare home for all inspections and investigations, surveys, appraisals, water/soil tests, flood zones, etc. Negotiate repairs. Receive "Cleared to Close" final loan approval from buyer's lender.

  • 07: Vacate

    Finalize movers and schedule a “vacant home” cleaning service. Expect a final walk-through from the buyer prior to closing, likely on the morning of closing.

  • 08: Provide

    Provide buyer with all utility information, taxing authority contacts and service providers you've used over the years to aid the buyers with continued home maintenance.

  • 09: Schedule

    Confirm closing date with attorney and title company. Make plans to attend with your agent if you are geographically close to the appointment.

  • 10: Sell

    Settlement Day! Sign all documents, provide any home warranties and repair receipts. Closing is complete at deed recording. Transfer your keys and receive your proceeds. Congratulations!
